Analysis of sales and rent comparable representative of the transaction based on market reports.
Modeling for all property types based on analysis of rent-roll.
Help understand the impact of cap rates and discount rates on the property’s value.
Abstraction of economic and non-economic clauses relating to lease abstracts and ensure the same is vetted and modeled to conclude the property’s value.
Ensure the appraisal is complete according to agency guidelines including verification of assumptions and report inconsistencies, if any, within the report.
Periodic review and update to the Argus model covering MLA, tenant details, and recovery structure based on a review of the most recent rent roll and/or lease agreement.
Support in ensuring the data is updated to the AVM model. Conduct detailed research and update details relating to the property.
